This is the lowest-risk humour on the site, and the reason is worth knowing: nothing is at stake. Nobody is anxious about how a new-home announcement will be received, nobody is being judged, and the milestone is entirely good news. You can be much funnier here than on a promotion or a wedding without anyone having to interpret you.
What that leaves is the risk of being boring. The standard new-home joke is about the mortgage, and it is both dull and occasionally sharp for someone who stretched to buy. Everything in this set aims elsewhere — the boxes that become permanent furniture, the plant they are about to slowly kill, the phase where people start photographing radiators, the broadband as the real test of the whole move.
None of it mentions the price, the area or the ladder, which also means every message works for a rental, a first place alone, or a downsize.
Where to go warmer: someone whose search you followed through every near-miss. There the specific thing is worth more than the joke.
